Heralding bank deal fudge, bailout exit, off-shore oil and Lotto jackpot

Boy, did we have our Weetabix this time last year. We said that the eurozone crisis would rumble on for another year without resolution. And guess what? It still isn't fixed.

We were on the button with the economy, forecasting a grim time for certain sectors but that the food and export sector would boom.

When it came to big deals we were bang on the money with the predicted buyout at Cove Energy topping the pile. We also said One51 would sell out of ICG.

But we also nailed the things that didn't happen. The sale of semi-state assets would be fudged and any disposals would be kicked to touch. We also predicted that former Irish Nationwide boss Michael Fingleton wouldn't give back his bonus. The coming year will see some jaw-dropping deals and more than a bit of intrigue and scandal.

Europe and the eurozone crisis

Yay! A bank deal will be done. But it'll be utterly rubbish. The promissory note due on March 31 won't be paid. . . at least not directly. It'll be parked and a supremely complicated arrangement will be announced as Ireland basks in the European presidency.

However, when the small print is examined, the penny will drop. It'll make a bit of a difference but not enough.

A movement for a better bank deal ? with actual write-offs of debt ? will gather momentum as the year progresses. The German elections in the autumn will see us get a bit of a lashing. The 12.5 per cent corporate tax rate will come under further sustained attack by our comrades in Europe.

With friends like this, who needs enemies?

The Irish economy

Having sucked the last bit of spare cash out of the economy in the Budget from Hell, Michael Noonan and the rest of the Cabinet will wear surprised looks for much of the year as the domestic economy contracts even further.

Retail will have a savage year. The ongoing eurozone crisis and increasingly wobbly British economy will hit the export sector leading to much weaker tax receipts. This means that the Budget in December may need to be far harsher than expected.

Taking another ?3.1bn-plus out of the economy will be ridiculously difficult. The ?20bn spent on benefits will come under massive scrutiny.

Will Ireland still have the highest dole rates in the developed world or be the only bust country to continue paying child allowance to millionaires?

Unemployment will remain stubbornly above 14 per cent. . . God help us if there's a potato famine.

Telecoms

It'll be a year of high drama in the telecoms sector. Eircom's new owners Blackstone may realise that having Meteor and eMobile doesn't make an awful lot of sense. Meteor will be quietly put up for sale.

At the same time Telefonica's debt issues will see further moves around its O2 mobile business here. Hutchison Whampoa, owner of Three, will try to buy one or both of these mobile operators. Sky and UPC will also make a major play for mobile customers.

Buyouts

There'll be a decent level of activity as many of the big Irish firms have been paying down debt and bomb-proofing balance sheets. But for all the predators, there'll also be some victims.

C&C will be in demand as the consolidation of the global drinks industry quickens. CRH may also be in play but there will be real consideration given to splitting the company up by spinning off its valuable US unit from the low-growth European divisions.

Private equity may take another sniff at Greencore. Charles Gallagher may decide to reheat moves for listed home-builder Abbey.

The bailout

The bailout programme will end and Ireland will announce that we can independently raise finance from the bond markets. Franklin Templeton will pay its star trader Michael Hasenstab a truly mega-bonus.

But behind the scenes other things will be happening. A precautionary line of credit or a new scheme to underwite Irish bond issues will be arranged. It'll be so complicated that only Karl Whelan will actually understand it. Much will depend on the strings attached.

The banks

Richie Boucher and his fellow board members will face a torrent of abuse and maybe even an egg or two at the Bank of Ireland agm. The bank will have continued to hike mortgage rates and cut savings interest rates.

AIB will keep smiling and pretending that nothing horrible is happening as it starts to mow through its arrears book.

ECB rates will remain low but the number of people in difficulty with their mortgages will rise, albeit at a lower level than before. The banks will make noises about needing a possible extra bailout to cover mortgage losses. It won't be called a bailout though.

The banks still won't be lending anything, leading to the arrival of more specialist lenders for both personal and business borrowers. Hedge funds and other cash-rich financiers will team up with local players to lend to Irish companies.

The Irish Life sales process will kick off again but the chances of getting ?1.3bn are nil. The country's biggest life company will be sold for less than a billion.

Oil

The resources sector will be the raciest thing in town. Providence Resources' Barryroe oil find will fuel an awful lot more activity and excitement in the sea off Ireland.

Providence Resources will be taken over for close to ?900m with a new Asian owner. There'll be moves for Providence's partners too. Fastnet Oil and San Leon Energy will come into play. Once again cash-rich Chinese oil companies such as CNooc will be linked with moves for Aidan Heavey's Tullow.

Oil services will also be massive with Kentz involved in a major, major transaction mid-way through the year.

Scandal

There's always a bit of scandal in corporate Ireland. Expect red faces at one of the country's bigger audit firms as a major fraud is uncovered by accident. As usual it won't be the auditor's fault.

Several listed companies have real problems in the boardroom with some extremely sour relationships. Expect a big-name departure.

There'll also be a bit of how's yer father going on. . . but we won't be allowed to print it!

Technology sector

There'll be more activity in the technology sector with offers for the likes of Datalex, Openet, Lincor and Realex.

Colm Piercey's Digiweb will bulk up through acquisitions and there'll be some sexy new arrivals in the sector as the IDA keeps the pipeline busy.

State assets

The licence for the National Lottery will be sold off during 2013, raising slightly less than had been expected. And the winner will be. . . An Post. The taxpayer-owned post office will end up snagging the licence for the taxpayer-owned lottery as Camelot and Australian outfit Tatts look on in dismay.

The financing of the lottery bid will be even more complex than the promissory notes but not a single public sector job will be shed.

New Era will really ramp up activity during the year and while Bord Gais, Coillte, Dublin Port, Aer Lingus, DAA, Nama, CIE or RTE won't actually be sold in any shape or form, a small plot of land owned by a state agency will be offloaded as the Government insists that its programme for orderly disposals of state assets is on track.

A new quango will be set up to monitor the ongoing disposals programme. Three Fine Gael donors, two former Labour Party campaign insiders and a poor innocent will be appointed to the board.

Property prices

The urban/rural divide will widen as property prices outside the main urban areas continue to head south, dropping by close to five per cent in the year.

However the market will be brighter in Dublin, where certain leafy suburbs will actually see some minuscule price rises as cash buyers pick up red bricks at historic lows.

And finally... Michael Fingleton's bonus

Unfortunately it won't be given back in 2013.

Rare genetic faults identified in families with bowel cancer

Dec. 30, 2012 ? Rare DNA faults in two genes have been strongly linked to bowel cancer by Oxford University researchers, who sequenced the genomes of people from families with a strong history of developing the disease.

The researchers sequenced the entire DNA genomes of 20 people from families with a strong history of bowel cancer. Eight of the 20 people had developed bowel cancer, while the rest had a first-degree relative who had developed the disease. The findings are published in the journal Nature Genetics.

They found that everyone who had a faulty POLE or POLD1 gene developed bowel cancer or had a precancerous growth in the bowel.

To confirm their findings they then looked for faults in these two genes in almost 4,000 people with bowel cancer, and 6,700 people without the disease.

Neither of the genetic faults was found in people without bowel cancer. However, 12 people with a fault in the POLE gene were found in the bowel cancer group, and one person had a POLD1 gene fault.

The POLD1 fault was also found to increase the risk of getting womb cancer and possibly brain cancer, with seven people in the study being diagnosed with womb cancer and one developing two brain tumours.

Professor Ian Tomlinson, who led the research at the Wellcome Trust Centre for Human Genetics at Oxford University, said: 'These are two rare faults, but if you inherit them your chance of bowel cancer is high. By testing people with a strong family history of the disease for these, we can identify those who are at high risk and try to prevent the disease by using colonoscopy and other methods.'

POLE and POLD1 are genes involved in processes that repair damage to DNA. Without these genes functioning properly, affected individuals can build up damage in their DNA which accumulates and it is thought this may lead to changes that cause bowel cancer.

'This research highlights how much more we still have to find out about the rare gene faults that can increase a person's risk of bowel cancer,' said Dr Julie Sharp, senior science information manager at Cancer Research UK, which part-funded the work.

Making Resolutions That Stick

This is SCIENCE FRIDAY. I'm Ira Flatow. Up next this hour, the psychology of New Year's resolutions. Oh yeah, the making, the breaking, the keeping of New Year's resolutions. According to my next guest, between 40 to 50 percent of us participate in that annual holiday ritual, the making of New Year's resolutions. And each year we resolve what? To quit smoking, join a gym, live on a budget, lose weight, drink less. Make up your own, insert it right there. And believe it or not - believe it or not - a large percentage of people who make resolutions actually do stick to them.

So why do these folks have the right stuff, while the rest of us can't keep that promise? My next guest is a clinical psychologist who has studied the successful and the not-so-successful resolution makers, and he has some suggestions for those of you vowing to make a change coming January 1. One of those suggestions has to do with having someone phoning you a few times and reminding you of your resolution. We'll hear more about it from Dr. John Norcross, he's a clinical psychologist and a distinguished professor of psychology at the University of Scranton. Thanks for talking with us today.

DR. JOHN NORCROSS: You're welcome, Ira. Happy holidays.

FLATOW: Happy holidays. Well, why do we normally take this time of the year to make resolutions?

NORCROSS: It begins with history. Worshippers in ancient Roman times would offer resolutions of good conduct to the god Janus, the two-faced deity looking backwards and forwards. And since that time, it's become a socially-sanctioned time where the plate is clean and everyone has a new opportunity.

FLATOW: And I mentioned a few of the resolutions we hear about, what other kinds of popular resolutions are there?

NORCROSS: Well, they are. The popular ones that you've identified: the losing weight, starting exercise, stop smoking, being nicer to someone in the family is also - makes the top five. And when the economy begins to slide, you start seeing a rise in financial resolutions - the budget, save money and so forth.

FLATOW: Are there some behaviors - some resolutions - that are harder to keep and to change than others?

NORCROSS: No, it's not so much the resolution as it is how attainable or realistic the goal is. You know, someone says I'm going to lose 50 pounds and keep it off this year versus I think I'll struggle to keep 10 off - that's a little more realistic. So, it has more to do with the realism of the resolution than exactly what the behavior is.

FLATOW: Let's talk about some of the things you can do to be more successful in your resolutions. How can you be more successful?

NORCROSS: Well, it all begins on or before January 1 by making realistic, attainable goals. We say if you can't measure it, it's not a very good resolution because vague goals beget vague resolutions. From there, one needs to establish genuine confidence that one can keep the resolution, despite the occasional slips. We call this self-efficacy. That's not general self-confidence, rather it's specific conviction that you can change a behavior.

FLATOW: So, you have to not be unrealistic to begin with - with what you can - you know, instead of saying I'm going to lose 50 pounds, I'll lose 10 pounds.

NORCROSS: Right. Or I'll go to the gym three times a week instead of saying seven times a week.

FLATOW: Yeah. So it goes to you're setting yourself up for failure right from the beginning?

NORCROSS: Right. Grandiose goals beget resignation and early failure.

FLATOW: I was surprised in reading your paper about actually how many people are successful in...

NORCROSS: Oh, yes. We say the glass is proverbial, half-empty or half-full, here.

(LAUGHTER)

NORCROSS: In two of our longitudinal studies, 40 to 46 percent of New Year's resolvers will be successful at six months. So, the half empty is, it's true, most people fail. But 40 to 46 percent is pretty impressive. Particularly when you compare it to the people who don't try and therefore have, in our research, 0 to 4 percent chance.

FLATOW: Do people start fast and then just peter out?

NORCROSS: That's exactly right. When you look at what we called the survival curves, about 75 percent of resolvers will be successful for one week, and then that just gradually drops down to about the 40 to 46 percent at six months.

FLATOW: Interesting note from your papers: You report that the success rate of resolutions is 10 times higher than the success rate of adults desiring to change behavior but not making a resolution to do it.

NORCROSS: That was our last study, that's exactly right. You know, I was tired of people saying resolutions never succeed, we shouldn't even try them. And I said, well, wait a minute, these are life-sustaining behaviors. What's the alternative? So, the alternative was to track people starting before January 1st with the same behavioral goals, with the same motivation to stop or to take the resolutions but who just weren't going to do anything then. And that's - and only 4 percent of them were successful at six months. So you go from 4 percent, all the way up to 44, 46 percent by taking a New Year's resolution seriously and trying to do something about it.

FLATOW: So it almost seems like the people who make the resolution are more serious about completing it than the people who just say I'll do it.

NORCROSS: That's right. They move from thinking about it to doing it. What we call from the contemplation stage to the action stage.

FLATOW: Mm-hmm. And you also report that a few simple things can move people from the contemplation to the actual state. And one of those you report is making a phone call to a friend who's got the resolution. You say as few as three phone calls will get them going.

NORCROSS: The buddy system works.

FLATOW: It does?

NORCROSS: And the buddies can be co-workers, family members, friends, fellow resolvers. They don't even have to share the same resolution, Ira. It just has to be someone on your side. And for a couple weeks, people can persevere through even the more difficult environments lacking social support. But once you get into January, the willpower begins to slip and that's when we start counting on other people...

FLATOW: Yeah.

NORCROSS: ...to remind us, to encourage us and to keep us back on track.

FLATOW: Karen(ph) in Atlantic City. Hi, welcome to SCIENCE FRIDAY.

KAREN: How are you doing?

FLATOW: Fine. Happy New Year to you.

KAREN: Thank you. I'm actually in Laramie, Wyoming. And I kind of had an unusual plan this year. My husband is - excuse me - 50 and I'm 55. He's about six foot two, 260. I'm about five foot two, 160. So, we go through this every year. And this year, instead of buying him Christmas gifts, I set up appointments with a nutritionist, a personal trainer, and a phone-support system, some friends of ours.

FLATOW: Wow.

KAREN: So we can kind of get a grip on it, you know, at our age. We're those people that exercise a lot, do all kinds of things, we just eat too much.

FLATOW: So you're going way past just making a resolution. You're already into the activation stage of this.

KAREN: Correct. Actually, I gave him a very loving letter yesterday about how I hope this will work for us because I want to live a long time. Women in my family tend to live to 90.

FLATOW: That's nice. I hope he has returned all this goodness to you.

(LAUGHTER)

KAREN: He has. He's actually an excellent shopper.

(LAUGHTER)

FLATOW: That comes in handy this time of the year.

KAREN: It does, and he likes expensive stores, so you know, whatever. I'll take it.

FLATOW: All right, thanks for calling.

KAREN: Very welcome.

FLATOW: Dr. Norcross, these people have gone already past the resolution stage.

NORCROSS: Well, they're ringing in the New Year exactly the right way. They tried it on their own and perhaps experienced, like most people, partial success. But now, they're taking it up a step or two and saying, let's get some professionals involved. And when you make the commitment of time and money, such as appointments with a nutritionist and a personal trainer, people get more serious. In fact, I just learned today that my own brother has hired a personal trainer for my mother. That helps us all stay on track.

FLATOW: That's great. Let's go to Nina(ph) in Doylestown, P.A. Hi, Nina.

NINA: Yes, hi, Ira. I want to thank you for keeping me sane while I was raising three children, by the way.

(LAUGHTER)

FLATOW: You're welcome.

NINA: I find there's big difference between motivation and inspiration. And that is - seems to be what my downfall is when I make a goal for myself. Could you discuss that?

FLATOW: Motivation?

NORCROSS: Versus inspiration.

NINA: And inspiration.

FLATOW: And inspiration.

NORCROSS: That's great question. And that makes all the difference. Inspiration is short-lived. It's typically emulating other people and it'll push us for a week or two. But inspiration begins to extinguish quite quickly. And as Henry Ford once said, after that, it's 90 percent hard work. Inspiration may get us started, but it never keeps us going and that's where motivation works.

And motivation doesn't come in a bottle. Motivation is, scientifically speaking, a series of small behaviors. And here's some ways to enhance the motivation: Track your progress by recording or charting the behavior in question. Reward your successes, reinforce yourself for each step with a healthy treat or a compliment, perhaps even create a reward contract with a loved one. And you also need to arrange your environment to help, rather than hinder you, limit exposure to any high-risk situations, create reminders. So we don't need to think of motivation as something we have. Motivations are specific behaviors we build into our day.

FLATOW: What if you don't start your resolution on January 1st? Should you still make a resolution, even if you're not prepared to start on January 1st?

NORCROSS: We say take resolutions seriously or don't take them at all. You can start a resolution on February 1st, March 1st, your birthday, the beginning of summer. People who push themselves prematurely into a resolution without having a specific action plan are quite likely to fail. So, pick a day when you're ready. Set the quit date or the start date for the resolution, make sure you're ready and then take it. The change of the calendar, Ira, may not be the right time for everybody.

FLATOW: Mm-hmm. So you do one thing at a time, and, you know, don't say, I'm going to diet and quit smoking at the same time because you'll never get them both done.

NORCROSS: Well, there's some interesting research on that. And that is, it depends how much time and commitment you have. If the two resolutions are related, then it may make sense to do it together. For example, losing weight and increasing exercise, most people see those things as going together. But if there are two very different resolutions, you may just be overwhelmed with the amount of time and energy that they call for. So, we ask people never more than two. If they're related, two is great. Otherwise, just do one at a time.

FLATOW: Mm-hmm. Jodie(ph) in Baton Rouge. Hi, Jodie.

JODIE: Hi.

FLATOW: Hi there.

JODIE: Our family was a bit derailed with some unexpected twins. And so I had been talking to my 13-year-old and my 9-year-old about all of us making family resolutions this year, some things that we would like to do different now that the babies are almost two. Do you have any suggestions on how to make it work for some family-type goals and resolutions?

NORCROSS: Well, we sure do. And as a parent, I think we can all appreciate how we're derailed with the pressures and responsibilities of childhood. The family resolutions is a fascinating idea and one that can work quite well, presuming you could find a resolution the entire family is behind and not just one or two. Far too often, we see parents who would love a resolution, but the kids really aren't into it. But if you can find one the whole group agrees with, then you have the built-in social support.

At that point, we would say, please publicly declare your resolution as a family. Such a public commitment is generally more successful than private decisions. Have the whole family create a reward contract. When we do this, we'll all reward each other this way, so not only for individual behavior but for the entire family behavior. It's a lot easier taking that big, old refrigerator out to the curb on trash day than to have one person struggling with it. Families can do it all together much more effectively than one alone.

FLATOW: Great idea. How's that?

JODIE: That was great. Great suggestion.

FLATOW: Happy New Year, Jodie. Thanks for calling. We are talking with John Norcross about New Year's resolutions. Anything else - anything surprising also that you found in your research, Dr. Norcross?

NORCROSS: Yeah. And that's about the slips, Ira. In one of our - excuse me - one of our most recent studies, we found that people really slipped quite a lot. That is, most successful resolvers slipped in January. But they discovered that a slip, a momentary lapse in a resolution, need not be a fall. They picked themselves up and they recommitted themselves to the resolution after a slip. For example, 71 percent of our successful resolvers said their first slip had actually strengthened their efforts.

But they know a slip didn't need to become a fall or, as we say it in the scientific research, a lapse didn't need to become a relapse. And the successful resolvers slipped just as much in early January as the unsuccessful resolvers. So this is really encouraging news to everybody. Early slips may be a sign that you just need to refine your action plan, get back up and do something.

FLATOW: Mm-hmm. Let's see if we can get one more call from Karen(ph) in Atlantic City. Hi, Karen.

KAREN: Yes, hi. I made a New Year's resolution in 1978 to start running and I'm still going.

FLATOW: Good for you.

KAREN: So, I'm wondering at what point a resolution turns into obsession, especially when your knees are falling apart.

(LAUGHTER)

NORCROSS: Well, first off, congratulations, Karen. That's an impressive resolution. And indeed, that's how the successful resolutions proceed. They're no longer something that you have to be all that mindful of. You've just totally integrated it into your life's scheme, as it were. It's no longer a problematic behavior. It just becomes who you are, a new healthy daily habit. You're right though, even the best behaviors can be taken too far. And whether that's your knees or time, sometimes we all need to learn a resolution to let go just a little bit of even the more positive elements in our life.

FLATOW: Is it - why is it so hard for you to stop, Karen?

KAREN: I do - fresh air. It's become now, I think, actually - I'm on the Boardwalk, which is beautiful. I've gotten slower, a lot slower, not that I ever was that fast. The air, really, I'm just so used to it. Maybe I could just walk fast.

NORCROSS: Well, it's the bounty of benefits that exercises generate for all of us: the time alone, the exercise, the scenery. Congratulations on doing it. But if your knees are hurting, everyone should remember that healthful walking is almost as beneficial as the running.

FLATOW: Karen, I have a suggestion for you.

KAREN: Yes?

FLATOW: Make this year's new resolution to slow down, to walk instead of run, and see if you can keep that resolution.

KAREN: Well, thank you. That's one of those resolutions, I think, that gets made for you, you know.

And we should keep in mind that even if you're not successful this year, our research shows that virtually everyone who doesn't succeed this year will try again next year. This is a life-long quest for improved behavior.

(AP) ? Asian stock markets rose Friday, hours before President Barack Obama and key lawmakers were to meet at the White House to try to hammer out an 11th-hour budget compromise to avert the so-called fiscal cliff.

Lawmakers have until Monday night to reach a deal before hundreds of billions of dollars in automatic tax increases and deep cuts to government spending kick in. Such a drastic reshuffling of money could throw the U.S. into another recession, economists have warned.

However, failure to avoid the fiscal cliff doesn't necessarily mean tax increases and spending cuts would become permanent, since the new Congress could pass legislation canceling them retroactively after it begins its work next year.

Japan's Nikkei 225 index marched higher, hitting its highest level since March 20, 2011. The Tokyo benchmark rose 1 percent to 10,428.36. Export shares posted big gains as the country's currency continued to recoil against the dollar. Mazda Motor Corp. jumped 4.2 percent and Isuzu Motors Ltd. surged 4.3 percent. Nintendo Co. advanced 3.4 percent.

Investors have been cheering newly named Japanese Prime Minister Shinzo Abe and his calls for more public works spending to reinvigorate the economy. He also wants the Bank of Japan to raise its inflation target from 1 to 2 percent to drag the country out of two decades of deflation, or steadily declining prices that have deadened economic activity.

But Francis Lun, managing director of Lyncean Holdings in Hong Kong, said he was skeptical that the new government's roadmap would prove effective in the long run.

"He will increase the deficit, print more money and try to spend out of the recession. If you print or borrow money, you give the economy a sense of false hope," he said. "It's like taking opium. You feel good but eventually you have to come down."

Hong Kong's Hang Seng rose less than 0.1 percent to 22,637.91, while South Korea's Kospi added 0.6 percent to 1,999. Australia's S&P/ASX 200 gained 0.5 percent to 4,671.30.

"The fiscal cliff seems to have lost its negative influence on global markets," said Lun. "Even if it falls into the fiscal cliff, you will only reduce the deficit by about $100 billion. In Chinese terms, it's like trying to douse a fire with a cup of water. They should do what Europe has done and try to impose austerity."

Markets got some lift from optimistic data out of the U.S. on Thursday and a statement from the German finance minister, Wolfgang Schaeuble, who said in an interview that the worst of the debt crisis in the 17 European Union countries that use the euro appears to be over.

In the U.S., the average number of people seeking unemployment benefits over the past month fell to the lowest level since March 2008, a sign that the job market is healing.

Worries over U.S. budget negotiations sent Wall Street slightly lower on Thursday. The Dow Jones industrial average fell 0.1 percent to 13,096.31. The Standard & Poor's 500 fell 0.1 percent to 1,418.10, and the Nasdaq composite index fell 0.1 percent to 2,985.91.

Benchmark oil for February delivery rose 41 cents to $91.28 in electronic trading on the New York Mercantile Exchange. The contract fell 11 cents to finish at $90.87 per barrel.

In currencies, the euro fell slightly to $1.3239 from $1.3240 late Thursday in New York. The dollar gained to 86.45 yen from 86.02 yen.

$78M Refinancing Deal Secured for M-U West Hollywood Property ...

?For the refinancing of the right properties in the right locations, lenders made loans left and right this year, and The Sunset in West Hollywood, Calif., is among the assets to benefit from the favorable financing opportunities. With the assistance of commercial real estate and capital markets services provider HFF, Broadreach Capital Partners landed a $78 million loan to refinance existing debt on the 178,000-square-foot mixed-use destination along the Sunset Strip.

The Sunset might have been developed 50 years ago but, as is hardly uncommon in Hollywood, it has benefited from a complete makeover. In 2001 the property at 8560-8580 Sunset Blvd., then known as Sunset Millennium, underwent a transformation with the full redevelopment of its 71,100-square-foot office building, followed in 2002 by the addition of a 106,800-square-foot retail and office plaza and a 937-space parking facility. And just months after Broadreach completed the approximately $100 million acquisition of the multi-structure complex from Apollo Real Estate Advisors in early 2007, the real estate private equity firm further upgraded the complex through a renovation and repositioning program.

AIG Asset Management Group provided the financing, which came in the form of a three-year, floating-rate loan with the option for two one-year extensions. It wasn?t exactly a big risk. The Sunset is presently 95 percent occupied, and the West Hollywood market is one of the strongest in Los Angeles County. At mid-year, the office vacancy was 6.6 percent, according to statistics from commercial real estate information and analytic services provider CoStar, and in the third quarter the total retail vacancy was just 4.2 percent.

In the country?s top markets, it?s been a big year for refinancing?in volume and in size?and the fourth quarter was no exception. In Manhattan, Vornado Realty Trust refinanced the 2.1 million-square-foot office high-rise at 1290 Avenue of the Americas to the tune of $950 million, leaving the REIT with net proceeds of $522 million after the repayment of the existing loan. Thor Equities obtained a $365 million package for the 1,639-room Palmer House Hilton in Chicago. In Washington, D.C., Republic Properties secured $243 million for the 510,000-square-foot Portals III trophy office building and utilized the bridge loan to refinance a previous loan and fund future leasing costs.

It?s unclear what 2013 will bring. ?Mortgage originations will be $1.7 trillion in 2012, falling to $1.4 trillion in 2013 as rates rise,? per a third quarter report by the Mortgage Bankers Association. ?This decrease will be driven by a steady decline in refinance originations as rates increase over 4 percent since many borrowers have already refinanced into mortgages in the 3.5 to 4 percent range.? Later in the report, however, MBA noted, ?Recent data on refinance applications show that borrowers are still applying to refinance their current loans, and we have raised our originations estimate for the fourth quarter of 2012 and for the first quarter of 2013.?

(AP) ? A deadline looming, President Barack Obama will meet with congressional leaders at the White House on Friday in search of a compromise to avoid a year-end "fiscal cliff" of across-the-board tax increases and deep spending cuts.

The development capped a day of growing urgency in which Obama returned early from a Hawaiian vacation while lawmakers snarled across a partisan divide over responsibility for gridlock on key pocketbook issues. Speaker John Boehner called the House back into session for a highly unusual Sunday evening session.

Adding to the woes confronting the middle class was a pending spike of $2 per gallon or more in milk prices if lawmakers failed to pass farm legislation by year's end.

Four days before the deadline, the White House disputed reports that Obama was sending lawmakers a scaled-down plan to avoid the fiscal cliff of tax increases and spending cuts.

Administration officials confirmed the Friday meeting at the White House in a bare-bones announcement that said the president would "host a meeting."

An aide to Senate Republican Leader Mitch McConnell said the Kentucky lawmaker "is eager to hear from the president."

A spokesman for House Speaker John Boehner issued a statement that said the Ohio Republican would attend and "continue to stress that the House has already passed legislation to avert the entire fiscal cliff and now the Senate must act."

While there was no guarantee of a compromise, Republicans and Democrats said privately elements of any agreement would likely include an extension of middle class tax cuts with increased rates at upper incomes as well as cancellation of the scheduled spending cuts. An extension of expiring unemployment benefits, a reprieve for doctors who face a cut in Medicare payments and possibly a short-term measure to prevent dairy prices from soaring could also become part of a year-end bill, they said.

That would postpone politically contentious disputes over spending cuts for 2013.

Top Senate leaders said they remain ready to seek a last-minute agreement. Yet there was no legislation pending and no sign of negotiations in either the House or the Senate on a bill to prevent the tax hikes and spending cuts that economists say could send the economy into a recession.

Far from conciliatory, the rhetoric was confrontational and at times unusually personal.

Senate Majority Leader Harry Reid, D-Nev., accused Boehner of running a dictatorship, citing his refusal to call a vote on legislation to keep taxes steady for most while letting them rise at upper incomes. The bill "would pass overwhelmingly," Reid predicted, and said the Ohio Republican won't change his mind because he fears it might cost him re-election as speaker when the new Congress convenes next week.

Boehner seems "to care more about keeping his speakership than keeping the nation on a firm financial footing," he said in remarks on the Senate floor.

A few hours later, McConnell expressed frustration and blamed the standoff on Obama and the Democrats. "Republicans have bent over backwards. We stepped way, way out of our comfort zone," he said, referring to GOP offers to accept higher tax rates on some taxpayers.

"We wanted an agreement, but we had no takers. The phone never rang, and so here we are five days from the new year and we might finally start talking," McConnell said.

Still, he warned: "Republicans aren't about to write a blank check for anything the Democrats put forward just because we find ourselves at the edge of the cliff."

Brendan Buck, a spokesman for Boehner, responded in a similar vein to Reid's comments. "Harry Reid should talk less and legislate more if he wants to avert the fiscal cliff. The House has already passed legislation to do so," he said, referring to a measure that extends existing cuts at all income levels.

Addressing the GOP rank and file by conference call, Boehner said the next move is up to the Senate, which has yet to act on House-passed bills to retain expiring tax cuts at all income levels and replace across-the-board spending cuts with targeted savings aimed largely at social programs.

"The House will take this action on whatever the Senate can pass - but the Senate must act," he said, according to a participant in the call.

Boehner told Republican lawmakers the House would convene on Sunday evening. Majority Leader Eric Cantor said the House could be in session until Jan. 2, the day before the new congress is sworn in.

The risk of higher milk prices stems from the possibility that existing farm programs will expire at year's end, and neither chamber of Congress has scheduled a vote on even a temporary extension to prevent a spike. There have been unverified estimates that the cost to consumers of a gallon of milk could double without action by Congress.

The president flew home from Hawaii overnight after speaking with top congressional leaders.

Before leaving the White House last Friday, the president had called on lawmakers to pass scaled-down legislation that prevents tax increases for the middle class, raises rates at upper incomes and renews expiring unemployment benefits for the long-term jobless. He said he still supports a more sweeping measure to include spending cuts to reduce deficits, but said they could wait until the new year.

That capped an unpredictable week in which Boehner pivoted away from comprehensive deficit reduction talks with Obama to an aborted attempt to push legislation through the House that retained existing tax levels except above $1 million. Anti-tax Republicans rebelled at raising rates on million-dollar earners, and Boehner backpedaled and canceled the planned vote.

Without congressional action, current tax rates will expire on Dec. 31, resulting in a $536 billion tax increase over a decade that would touch nearly all Americans. In addition, the military and other federal departments would have to begin absorbing about $110 billion in spending cuts.

Failure to avoid the "fiscal cliff" doesn't necessarily mean tax increases and spending cuts would become permanent, since the new Congress could pass legislation cancelling them retroactively after it begins its work next year.

But gridlock through the end of the year would mark a sour beginning to a two-year extension of divided government that resulted from last month's elections in which Obama won a new term and Republicans retained their majority in the House.

The tax issue in particular has been Obama's first test of muscle after his re-election in November. He ran for a new term calling for higher taxes on the wealthy, and postelection public opinion polls show continued support for his position.

Boehner's decision to support higher rates on million-dollar earners marked a significant break with long-standing GOP orthodoxy, but the resistance among his rank and file so far has trumped him as well as any mandate the president claims.

Love Towers Seniors exercise onto national stage | The Knoxville ...

A group of Knoxville seniors and their resident-led exercise program has been featured on the National Institute on Aging website

This past month, 13 active seniors at Guy B. Love Towers exercised their way onto the National Institute on Aging?s national website as poster children for a national senior health and fitness initiative, Go4Life.

Throughout 2012, the ?Love Morning Exercise? group has met every Monday, Wednesday and Friday from 9-9:30 a.m. to groove to some oldies and get active. The group classes feature endurance, strength, balance and flexibility exercises especially geared towards seniors over the age of 50. Each class is held in the social hall of Love Towers, an affordable housing development of Knoxville?s Community Development Corporation.?

Rita Schwartz, an eight-year Love Towers resident and retired social worker, founded the group a year ago after she was diagnosed with cancer. Schwartz had always been active, but she knew she needed to build her strength to fight the disease.

?When I found out I had cancer last fall, I knew I needed to be as strong and as healthy as I could be,? said Schwartz. ?And I knew there were people at Love Towers who needed the exercise as much as I did.?

After receiving approval from Love Towers management to begin the class, she purchased some weights and resistance bands from Wal-Mart and put the class on the Love Towers public calendar. The first week she had four people; the next week she had six. Today, she has 13 regular members that come three days a week.

With little formal training, Schwartz adapted the original program from a gentle joints exercise training course for arthritis. All the exercises can be done from a wheel chair walker.

?It?s wonderful that the residents can be involved in exercise that isn?t intimidating,? said Steve Ellis, KCDC senior asset manager at Love Towers.? ?It?s for exercise, but it?s a very social group. It?s good for the mind as well as the body.?

Schwartz has always been good at finding contributions for the projects she takes on around Love Towers, and when she ran across a bookmark advertising free exercise books and videos through the National Institute on Aging, she snapped up the chance.

Three days after sending in a request, she received the Go4Life packet with materials encouraging seniors to get active, eat right and socialize to be healthy in mind, body and spirit.

With only 25 percent of seniors age 65-74 engaging in regular physical activity, Go4Life is an important national initiative that encourages seniors to begin an exercise regimen for the first time, return to exercise after a break or increase their weekly activity. Schwartz said the Go4Life materials have given the Love Towers group cohesiveness and team camaraderie.

?I don?t think any of my folks had exercised before,? said Schwartz. ?This is their first time to be in any real organized exercise class, and they love it!?

The dedicated seniors can?t wait to get moving in the morning. They often arrive early for the class to listen to music, dance and enjoy the social aspect of the group. ?It?s just a little party in there,? said Schwartz. ?We have the ?50s and ?60s music, and we put it as loud as we can.?

In addition to the fun atmosphere, many of the seniors have seen dramatic health benefits from the class. Some of these testimonials are featured on the Institute on Aging?s website.

Jo Ann Leach is 62 years old, but severe back pain caused her to act much older. When she first started coming to the class, she could barely walk and spent her time bent over a walker. After a year of exercise, Leach no longer needs her walker and rarely uses her cane. Schwartz has actually trained her to lead the class.

?She?s my biggest success story,? Schwartz said.

Another success story featured on the website is Fred Page. He has been coming to the classes since May. He has a pacemaker and has had multiple open heart surgeries. After a few months as a part of the ?Love Morning Exercise? group, his doctor saw significant improvement in his blood pressure and heart rate. Page has also been trained to teach the class.

Even Schwartz herself has seen the benefits of the group. Her cancer is currently in remission.

?When I found out I had cancer, I decided I was going to do everything I could to get strong,? said Schwartz. ?I started this group for myself, but it?s turned out to be great organized community fun!?

Schwartz said the ?Love Morning Exercise? group has enjoyed the attention that comes with being featured on a national website. The Love Towers exercise group proudly wears their team shirts around the complex.

?Because we were able to get the national attention, they feel like stars,? Schwartz said. ?I love that they feel like stars.?

Norway Plans to Buy Stake From Prologis, Spin of Japanese unit ...

Norway recently announced its plan to buy a 50% stake in the real estate portfolio of US-based Prologis. Norway?s sovereign wealth fund agreed to buy warehouses for 1.2 billion euros, a deal announced Thursday. According to Reuters, the deal for a stake in 195 properties across 11 European countries could just be the start of a large global real estate investment by the Norwegian wealth fund, which was established from surplus oil and gas revenue.

The deal is the second of two large transactions that helped the company strengthen its finances and focus on key markets that it outlined in the 2011 merger that created the company. This will comprise all the European property under Prologis, and about 75 percent of the properties will come from ProLogis European Properties (PEPR) which Prologis acquired earlier this year. The deal also follows the company?s announcement that it would spin off 12 of its distribution centers in Japan to a new Japanese real estate investment trust.

Green Street Advisors senior analyst, John Stewart says that the companies have a solid execution on one of the key initiatives that they have planned. Because of this, shares of Prologis coded up 2.6% on the New York Stock Exchange.

The deal will have Norway?s wealth fund receive rights to acquire 6 million shares of Prologis common stock based on the closing price of $35.64 per share while Prologis will retain the remaining percentage in the portfolio and manage the units. The agreement has an initial term of 15 years which may be extended for addition 15-year periods. The debt asset value of Prologs will fall about 36% from its current low 40s after the deal, which is expected to close in the first quarter of 2013.

Norway?s wealth fund has been building its real estate portfolio, focusing on shopping and office buildings in large areas. Reuters adds that the fund held less than 1 percent of its assets in real estate, and is expected to increase to $1.1 trillion by 2020. The fund has been buying European properties, but plans on buying in the US are still under negotiation.
