Simple question: How can a buyer's agent work in ... - Zillow Real ...

There are many reasons. But the first that comes to mind is simply that the ultimate commission is not the only driving force behind why someone does the work that they do. Artists create because they love the craft. Entrepreneurs build businesses because they are passionate about the idea they are building or promoting. Realtors (especially buyers agents) have a passion for helping others find their home... the place where they will have their most personal moments in life... build a family, have children, make memories. In all the examples mentioned, the ultimate payoff is certainly part of the goal; but not the driving force.

Of course, just as it is in any business, there are good Realtors and bad Realtors. But doing your research, looking for testimonials from past clients, etc, will generally help weed those out.

Statistically, you will find that as of 2013, 89% of buyers ultimately bought a home using a Realtor. Sellers know this, so they are using a Realtor to list their home and get their home on the MLS. Now, some buyers think that because of the websites out there that have listings from the MLS on them, that those websites are all they need to find the home they want. BUT. Especially in a market like the one most of the US is experiencing right now, where inventory is low, buyers need to know about listings BEFORE they hit the market... and that is where the relationships and circles that Realtors work within will help. We (Realtors) communicate constantly about real estate. We share with one another, listings that are coming on the market, in the hopes that if a buyer's agent has a buyer looking for that listing we are about to put on the MLS, that they can have first shot at it. Multiple offers on listings are becoming the norm. So, you as a buyer, will be in a MUCH better position if you have a Realtor representing you in situations that, while high-stress for you, are simply part of the process.

I suppose in a nutshell, I would ask "how many homes have you bought/sold in your life?". And assuming the answer is even 1, wouldn't you say that you learned something from that experience that you would remember the next time you bought/sold a home? And so, take that same scenario and apply it to a Realtor that buys and sells MANY homes.. every year. Think about how many different experiences that Realtor goes through, in each sale. And then consider the benefit you, the buyer, would gain from the lessons and experiences they bring with them to help you in your home purchase.

I hope all this helps answer your question. If I hadn't been doing this for over 17 years, I could certainly see myself asking the same question. But I know without a doubt that with what I know from my experience, that if I were a buyer, buying real estate today, I would absolutely, without a shadow of a doubt seek the help and knowledge of a buyers agent.

Improved, more terrifying BigDog robot flings cinder blocks

Everyone's favorite buzzing, prancing robot, the BigDog from Boston Dynamics, has a new trick. It now has an arm which can be used to manipulate nearby objects with great force ? for instance, in this video, tossing a cinder block a good 15 feet.

The approach Boston Dynamics is taking is to use the robot's whole body as power for its actions. So, as you can see, it actually bends down to pick up the block rather than just extending its arm further. And it tilts its whole body to one side as a counterweight to the block before it throws.

BigDog's creators point out (in their characteristically minimal YouTube description) that this is how athletes and real animals perform many tasks, and it does appear to be practical ? but it's also eerily lifelike. The improved body and lessened noise from the original have failed to make its uncanny animal-like movements any less unnerving.

The latest news on the BigDog project, which is currently funded by the Army Research Laboratory, can always be found on the Boston Dynamics YouTube page. They typically upload a video or two every few months.

Hagel: budget cuts won't erode US military power

(AP) ? Defense Secretary Chuck Hagel lamented $46 billion in automatic defense budget cuts as "abrupt and arbitrary" but expressed confidence Friday that the Obama administration will find ways to manage them without jeopardizing national security.

At his first news conference since replacing Leon Panetta as Pentagon chief, Hagel struck a more relaxed tone about the budget reductions, part of $85 billion in government-wide spending cuts that were taking effect Friday at midnight.

Whereas Panetta had warned of "catastrophic" effects that could reduce America to the status of a "second-rate" military power, Hagel said he believed the across-the-board budget cuts and their far-reaching effects will prove manageable.

"Today, America has the best fighting force in the world capable of responding to any challenge," he told reporters. "This unnecessary budget crisis makes that job much harder. But we will continue to ensure America's security."

Hagel met for a little over an hour with the chiefs of each of the services, plus the chairman of the Joint Chiefs, Gen. Martin Dempsey, to discuss budget issues.

Hagel told reporters that numerous actions will be taken in coming days by the Army, Navy, Air Force and Marine Corps to begin meeting the requirement for $46 billion in budget savings by the end of the fiscal year on Sept. 30. He said thousands of defense civilian workers, for example, will be notified later this month that they could be required to take one day of unpaid leave per week through September.

President Barack Obama has exempted military personnel from the automatic budget cuts, and the Pentagon has decided that its combat operations in Afghanistan, as well as its nuclear weapons force, will be protected from reductions. Even so, the Army will curtail training of forces other than those scheduled to go to Afghanistan; the Air Force will reduce flying hours for pilots and the Navy has already announced plans to delay ship deployments and ship maintenance.

Ashton Carter, the deputy defense secretary, said the Pentagon is doing all it can to prevent a drastic curtailment of troop training. But he said that will prove harder if the administration and the Congress are unable to strike a budget deal soon.

"(For) those who do not appreciate how serious this is, as the year goes on, it will be unmistakable," Carter said. "This is not subtle."

The defense spending cuts will hit some states harder than others.

Carter sent warning letters to the governors of 10 states that will be most severely impacted: Virginia, Texas, Pennsylvania, Georgia, Florida, California, Maryland, Ohio, Alabama and Washington.

The letters lay out in stark terms the number of civilian defense workers in each state who will face unpaid furloughs and the cutbacks that will hurt local bases and defense contractors. Copies of the letters were provided to The Associated Press on Friday.

'Girls Gone Wild' files for bankruptcy over debts

(AP) ? The company behind the "Girls Gone Wild" video empire has filed for bankruptcy in a move it says is an effort to restructure its legal affairs after several disputed court judgments.

GGW Brands LLC and several subsidiaries filed for Chapter 11 bankruptcy on Wednesday in Los Angeles, listing more than $16 million in disputed claims.

The largest claim is $10.3 million that Wynn Resorts Limited is seeking from the company for judgments entered against "Girls Gone Wild" founder Joe Francis over a gambling debt and statements he has made about the casino and its founder, Steve Wynn.

The figure does not include a $19 million judgment Wynn won against Francis in a slander trial last year. The case, which centered on Francis' claims that Wynn threatened to kill him over the gambling debt, is being appealed.

Francis no longer GGW Brands, which has made a fortune selling videos and magazines of young women flashing their breasts. Subsidiary companies GGW Magazine and GGW Events have also filed for bankruptcy. Bankruptcy proceedings generally halt efforts to collect judgments in other courts.

"Girls Gone Wild remains strong as a company and strong financially," the company said in a statement, likening itself to other businesses such as American Airlines and General Motors that have filed for bankruptcy to restructure. "The only reason Girls Gone Wild has elected to file for this reorganization is to re-structure its frivolous and burdensome legal affairs."

The second largest claim listed in the proceedings is a nearly $5.8 million judgment a St. Louis woman won against Francis last year in a Missouri court. Tamara Favazza sued after she learned she had been featured on a "Girls Gone Wild" DVD over an incident when she was a 20-year-old college student and someone lifted her tank top at a bar and flashed a camera.

Francis and his company, Mantra Films, are seeking to have the judgment overturned in federal court.

The bankruptcy filing also lists unspecified legal fees in the Wynn and Favazza cases.

Part 5: What is Marriage? | Real Intent

This essay is the fifth in a series about?Gay Marriage and Proposition 8.

Just MarriedIs the institution of marriage just about recognizing couples ?who have chosen to share one another?s lives in an intimate and committed relationship of mutual caring??

This is a central issue in the continuing legal debate over Proposition 8 in California. According to the marriage traditionalists who defend Proposition 8 in court, encouraging procreation in the context of a stable relationship has been a central historical purpose of marriage as an institution. While few in the United States today would challenge the legal right of men or women to pursue romantic relationships with members of the same sex, a procreation-centered definition of marriage makes the idea of gay marriage a contradiction in terms. If traditionalists? definition of marriage is valid and important, there?s also some risk that we?ll redefine a core purpose right out of marriage if we insist its two-gender history is just a matter of prejudice.

But according to Judge Vaughn Walker, the first judge to rule against Proposition 8, two counter-examples prove this thinking wrong:

1) Couples who have no intention to have children are allowed to marry.

2) Couples with no ability to have children are allowed to marry.

The initial court ruling against Proposition 8 (and in favor of gay marriage as a constitutional right) asserts that these examples prove that marriage is fundamentally about mutual caring and therefore not restricted by definition to couples who plan to bear children. Without procreation as a core purpose of marriage, there seems to be little rational basis for the exclusion of same-sex couples. If there is no rational basis for keeping marriage definitionally male-female, the judgment goes, then Proposition 8 is actually rooted in animus (prejudice) against the gay identity group, and so the court is simply fulfilling its 14th Amendment obligation to strike down measures that create undue legal burdens for persecuted minorities when it invalidates Proposition 8.

I think Vaughn Walker?s ruling against Proposition 8 is intellectually honest. But I also think that careful consideration of his counter-examples shows that his ruling rushes too quickly to conclusions. Simply showing that couples can marry without having children (whether because of personal preference or medical complication), doesn?t actually prove that procreation isn?t deeply connected to the institution of marriage.

Here?s why:

Up until fifty years ago or so, getting married with no intention to have children was unthinkable. For one thing, contraceptive technology was limited enough that it was logistically difficult to have a lifelong sexual relationship without an extremely high chance of pregnancy and childbirth. For another, social attitudes simply precluded it: if you got married, having children was taken for granted as a next step. So to say that the existence of modern couples who don?t intend to have children sheds light on the social purpose of marriage is misleading.

What about couples who can?t have children? Ample historical evidence reveals that in every culture where marriage had legal status, childlessness was considered an extreme tragedy. A marriage could be started without children, but was not considered complete in cases where no children came. A story like this is the basis of the religious beliefs of the majority of the people in the world to this day: Abraham and Sarah long for children and feel incomplete when children do not come.

Except, of course, that a child does come to Abraham and Sarah in the story. This reveals, incidentally, another flaw in Walker?s reasoning: it is medical hubris to believe we can tell with absolute certainty which male-female couples won?t be able to have children. I have two nephews, actually, whose mothers had been told by doctors they would be unable to bear children. But doctors do not know everything, and two surprised women in our family each gave birth to a boy.

Let?s call the relationship between two people of the same rough generation lateral and the relationship between generations vertical. If we go back more than a hundred years in history, I think it?s clear that marriage as an institution was considered primary vertical (that is, designed to protect the relationships between generations) and only secondarily lateral (that is, designed to protect the relationships between individual lovers). That?s why Alexander never would have thought of marrying Hephaestion. Even though the two men?s strongest lateral relationship was with each other, Alexander married at least two different women for the sake of his vertical relationships. Ancient Greeks seem to have valued both types of relationships, but would have considered it ridiculous to assume they were the same.

However, you don?t have to look only to the past to see the vertical dimension of marriage. Attend an ethnic wedding in the United States today and you?ll see largely neglected kinds of clothing, music, and traditions rise to prominence. Even assimilated, clean-shaven men from traditionally Sikh families typically grow beards for their weddings as a sort of nod to ancestors. Even very American Jews use the Hebrew mazel tov to congratulate a new couple, because there?s an unspoken feeling at a wedding that the new couple is standing in a chain of couples that goes back to days before ancestors ever set foot on English-speaking shores, and that the couple is going to continue that chain of descendants until long after today?s English is dead.

Now, over the past hundred years or so, it?s become increasingly common around the world to give the lateral elements of marriage more weight. Matches that start with love are now the norm rather than arranged marriages where love is a secondary feature the couple can choose to develop. Spouses are expected to be close friends in their personal lives as well as partners in an intergenerational enterprise. And even the most deeply pro-natal faith groups in America seem to support these trends and to feel good about a model of marriage that is equally vertical and lateral.

But those same groups are extremely uncomfortable with a definition of marriage that fully devalues the institution?s vertical elements. Don?t believe me? Go ask orthodox Jewish, LDS, Catholic, Muslim, Sikh, or Hindu religious figures sometime what they think about couples who plan not to have any children. I think you?ll see quickly that the old idea that marriage is complete only with the arrival of children is very much alive, and not just a pretense for homophobia as Judge Walker?s decision assumes.

Since few people organize to insist that it?s hateful to disapprove of couples who don?t want to have children, of course, and since it?s easy for couples who don?t want any children to simply change their minds, the erosion of the vertical dimension of marriage in their case hasn?t become a major political issue. But since most gay rights advocates insist that disapproval of same-gender sexual relationships comes from ignorance and hate rather than from different values, and because same-sex marriage is irreversibly distanced from at least biological vertical relationships, the underlying questions about the nature of marriage have become both political and heated.
